Vendor Predictions

Real estate prospecting from data, not lists.

Vendor Predictions is prospecting from data rather than lists: Propic scores every property in Australia every day for how likely it is to list, then Claire reads your CRM to find the owners you can contact and tells each agent who to call, when and why.

Revenue churn

See the listings going to someone else.

76%of the properties Claire predicted, that then listed, listed with a competitor.

That is revenue churn: listings your agency could have contacted, going to another agency. Claire tracks every prediction that lists, with you or with someone else, so business owners and agents can see where it is happening while there is still time to make the call.

How a prediction reaches your agent.

Propic’s data is the key factor. Your data decides who you can call.

  1. Every property is scored

Every day, against every other property in Australia: sales and rent history, listings, withdrawals and price changes, market performance and ownership.

  2. The signals around it are read

Every sale, listing, lease and price change within 150 metres of each property.

  3. Claire reads your data

She works out which of the properties most likely to list belong to someone your agency can contact.

  4. The agent gets the list

Each morning: who to call, when and why, with click-to-call, the property’s details and the purchase price and date.

  5. It lands where they work

By email, as a task in your CRM, or sent to your own systems.

  6. You see what happened

Every prediction is tracked, including the ones that listed with someone else.

Questions we get asked.

What is Vendor Predictions?

Vendor Predictions predicts which properties are most likely to list. Propic scores every property in Australia, about 11.5 million of them, every day against every other. Claire then reads your agency’s data to find which of those owners you can contact, and gives each agent a daily list of who to call, when and why.

How does Claire predict which properties are most likely to list?

Propic’s data is the key factor. For every property in Australia, every day, the model reads sales and rent history, listings, withdrawals and price changes, market performance, ownership, and every transaction within 150 metres, and ranks the property against every other. Your data is then used to work out who you can contact.

How do agents receive their predictions?

As a daily email with click-to-call, the property’s details, the purchase price and date and the discussion points, or raised as a task in your CRM. They can also be sent to your own systems. Agencies that use Claire on all their listings see them in Pulse on the phone as well.

Does it work with our CRM?

Yes. Claire matches the predictions to the contacts in your CRM to find who you can call, and can raise each one there as a task so it lands in the agent’s workflow and is actioned.

What is revenue churn?

Listings your agency could have contacted that went to a competitor. Of the properties Claire predicted that then listed, 76% listed with another agency. Claire tracks what happens to every prediction, so you can see your own figure and act on it.

Is a prediction a guarantee?

No. A prediction tells an agent where to focus. It is not a guarantee that any particular owner will sell.

How is this different from a propensity-to-list or ‘likely to sell’ list?

A likely-to-sell list is usually a one-off file of addresses. Propic scores every property in Australia every day, then Claire matches the results to the contacts in your own CRM, so the list only holds owners your agency can reach. Each one can be raised as a task in your CRM, with the reason to call.
